San Francisco is angling for the informal title of innovation capital of the world, to use Mayor Ed Lee’s phrase, and a major lease in the South of Market district is giving the mayor a new claim on bragging rights. 

Riverbed Technology has signed a deal  to move its headquarters from 199 Fremont Street to a 167,788 square-foot space at 680 Folsom Street. The information technology solutions provider, which was represented by Jones Lang LaSalle Inc., plans to relocate its headquarters to the South of Market property from 199 Fremont Street in 2014.

Owner TMG Partners has launched an $87 million makeover of the property that is scheduled for completion late next year, reported the San Francisco Business Times, which termed the project the city’s biggest speculative development since the recession.

The renovation of the 1960s-era building (pictured) will add 100,000 square feet of space for a total of 505,000 square feet. Other highlights of the project will include new building systems, a renovated lobby with 30-foot ceilings and a glass curtainwall.

Also in the plans is a 15,000-square-foot building for retail or cultural use and a public plaza, the Business Times reported. TMG will seek LEED Gold certification for the property.
