Matan Buys 10-Acre NoVa Industrial Site

Matan Cos. purchased a second industrial site in Dulles, Va. The 10-acre asset is located adjacent to the company’s spec warehouse building, already under development. Construction at the newly acquired site will begin in April 2018. The company plans to develop both to Class-A standards and top off the Dulles North Industrial Park project by December 2018.
The first building will feature 154,125 total square feet of space for potential tenants, divisible to 20,400-square-foot bays. Building two will have 138,628 square feet of total rentable space, divisible to 23,000-square-foot bays. Both buildings will feature 30-foot high ceilings, 40 by 40 feet column spacing, 50-foot speed bays, ESFR sprinkler systems and T5 lighting. The site has access to seven major fiber providers, allowing Matan Cos. to lease up to 10 megawatts of data center space within 12 months.
Dulles North Industrial Park is currently the northern-most industrial project in the Dulles Corridor. The two buildings are located at 45905 and 45781 Maries Road in Sterling, Va. Route 28 is 1.8 miles away, Dulles International Airport is 7 miles from the property and Interstate 66 is located 14 miles away. In addition to the Dulles development site, Matan Cos. has acquired another D.C. metro industrial asset earlier this year.
JLL’s Managing Director John Dettleff and Associate Dan Coats have been retained as leasing agents for the two properties. “In addition to Dulles North Industrial Park’s industrial viability, interest from data centers has been very high. The park can accommodate their power needs, sits on top of seven unique fiber lines, and it is adjacent to four data centers, including CyrusOne and Digital Realty Trust,” said Dettleff in a prepared statement.
