McLane Global Renews, Expands Houston Logistics Lease

The tenant will occupy an entire building within Interstate Commerce Center, a master-planned office and logistics park with direct frontage along Interstate 45.

Stream Realty Partners has arranged a lease renewal and expansion for McLane Global at Interstate Commerce Center (ICC), a master-planned office and logistics park in Houston. The tenant will fully occupy the 284,170-square-foot Building 2 of the complex.

ICC consists of two buildings completed in 2015 and located at 1902 and 1910 Cypress Station Drive. The facilities encompass 414,016 square feet and are currently 85 percent leased. Developed by a joint venture between Copeland Commercial and Hillwood Investment Properties, the project marks Hillwood’s first Houston development.

Strategic location

Managing Director Matteson Hamilton and Vice President Jeremy Lumbreras of Stream Realty represented the landlord, while CBRE Senior Vice President Patrick Rollins assisted the tenant in the lease negotiations. McLane Global initially signed a lease agreement for 159,785 square feet in March 2017. The import and export company relocated its food logistics and supply chain solutions business from 16607 Central Green Blvd. to Building 2 at 1902 Cypress Station Drive.

“Based on our leasing success, we are planning on starting construction of Phase II in the second quarter of this year,” said Brad Copeland, president & founder of Copeland Commercial, in prepared remarks. “Tenants continue to be attracted to ICC’s direct access and visibility on Interstate 45 and its strategic location to service their customers in North Houston,” Hamilton added.

Hillwood recently expanded its Indiana footprint with the acquisition of three Class A industrial properties in the Indianapolis area. The assets were acquired from Northwestern Mutual and Panattoni Development Co.
