Cypress Real Estate Advisors and Greenbelt Commercial have reached an agreement to develop Eastlake at Tillery, a 162,000-square-foot Class A office project in Austin, Texas. The development is expected to break ground this fall, with completion slated for 2020.

The property will be located at 3212 East Cesar Chavez St., east of Tillery Street, near Grizzelda’s restaurant and a short walk from Jacoby’s, Tillery Kitchen, Justine’s, Lustre Pearl and The Brewer’s Table, but also less than 2 miles from downtown Austin and within 5 miles of the Austin-Bergtstrom International Airport.

Eastlake at Tillery will consist of two three-story buildings of 78,000 and 84,000 square feet and an above ground structured parking garage serving both buildings. The project will feature private tenant patios, showers and outdoor space.

“We are seeing so much demand for office space on the east side because of its authentic Austin feel. Eastlake at Tillery provides tenants with scale, visibility and walkability to some of the Eastside’s coolest spots—restaurants and bars like Sawyer & Co, Grizzelda’s, Tillery and Lustre Pearl. But its location is strategic too. The connectivity afforded by Cesar Chavez, Pleasant Valley and US-183 puts you minutes from other key parts of town and the airport,” Bethany Perez, principal with AQUILA Commercial, said in prepared remarks.
