New Creative Office Building Going Up in NC

Childress Klein has begun construction on The Nexus, a 154,000-square-foot, six-story property within the Waverly community in south Charlotte.

Childress Klein has begun construction on The Nexus, a six-story, creative office building within Charlotte, N.C.’s Waverly community, a mixed-use development just south of Interstate 485, at the center of one of the most impressive growth corridors in the Charlotte region.

The Nexus is a joint venture between Childress Klein, Crosland Southeast and the B. Frank Matthews II Family, the same partnership that serves as the master developer of Waverly including the Waverly retail, MOB and office offerings. 

“The Nexus is unique in suburban Charlotte. It offers modern workspace at the center of an active, mixed-use environment that today’s employers seek, but are unable to find outside of the urban core,” Paul DeVine, Childress Klein’s partner, said in a prepared release. “With millennials now moving to the suburbs in significant numbers, we believe we’ve created that nexus of the suburban location and the urban experience.”

The Nexus will consist of approximately 154,000 square feet and will be the second creative office building at Waverly. The first project, dubbed The Hub, was delivered in August of 2017. NN Inc. will relocate its global corporate headquarters to The Hub and other tenants will include Esri, Horizon Investments, Axene and Tokai Carbon GE LLC.

Highlights of Nexus

The Nexus will feature interiors built for collaboration, exposed ceilings, a covered parking deck, bike storage, outdoor Wi-Fi-enabled meeting space and a connection to Waverly’s master-planned park, The Yard. Childress Klein will aim for LEED certification for the building.

The Remi Group has already leased around 31,000 square feet at The Nexus for its corporate headquarters and will serve as its first tenant. Ben Speir with Cherry & Associates represented The Remi Group in its lease, while Travis Hart and Jenny Fowler represented Childress Klein. “We believe that the bottom line is enhanced by personal well-being and that people thrive in active, vibrant environments,” Dan Schuster, The Remi Group’s founder and CEO, said. “Waverly is just that environment and will help us recruit, develop and retain the very best talent.”

In August, Childress Klein teamed with WHI Real Estate Partners and affiliates of Ocean Road Advisors Inc., on the acquisition of Arrowridge Business Park, a four-building, office-warehouse portfolio in Charlotte, N.C.
