New Digs for Texas A&M

The largest student housing development in the country is coming to the Lone Star state.

The Weitz Co. has been chosen as the design-builder for Park West, a $360 million student housing project being developed by Servitas, L.L.C. at Texas A&M University in College Station, Texas.

When completed, the Park West will be the largest student housing complex in the country, accommodating 3,402 students in more than 1,300 units in approximately 1.8 million square feet of space.

“The real appeal of the project is the location. It’s on the south end of the Texas A&M campus, just a number of blocks away from the football stadium and a lot of the recreation areas, classrooms and buildings,” Radd Way, Weitz Co.’s executive vice president and leader on the project, told Commercial Property Executive. “It’s a 48-acre site that’s been an equestrian pasture for horses, so it’s an untouched site in a lot of respect.”

The student housing units will range from studios to four bedroom units in a variety of layouts throughout the campus. Amenities include swimming pools, hot tubs, fire pits, grills, outdoor restrooms, fitness centers, study and gathering spaces, and game rooms.

“The apartment units themselves have granite countertops, stainless steel appliances, and almost every bed has a private bathroom,” Way said. “Inside there is a lot of appeal with study areas, game rooms, fitness centers, lounge areas. Outside amenities are more resort-like than what you would consider the typical housing on a campus to be. It’s really a self contained village.

The complex will also include retail and office space, as well as an eight-story parking garage, with an amenity deck on top, featuring a pool, fitness center and outdoor grills.

The development will be built on 48 acres of pasture located near the south side of campus off of George Bush Parkway. According to Way, the student housing will have a substantial impact on the footprint of the Texas A&M University campus.

The owner/development team did a ground lease to lease the land from Texas A&M. The apartments are expected to open before the 2017-18 school year.
