Hills Properties plans to bring a resort-style residential community to the city of Blue Ash. Last week, the company presented the final plans of the project to the Blue Ash Downtown Design Review Committee. They were approved with a 3-2 vote, and the developer received the green light.

Called 49Hundred, the development will be located at 4920 Hunt Road, in Downtown Blue Ash, at the property formerly occupied by a Thriftway grocery store. Plans call for the construction of two four-story buildings around a four-and-a-half-story parking garage on the 5.77-acre property.

The complex will include between 218 and 235 one- and two-bedroom apartments, as well as an array of luxury amenities, elevators, private terraces, a health-and-wellness center, a pool with water features and a resident entertainment center. No rental costs were disclosed, but apartments are expected to range from 800 square feet for a one-bedroom to more than 1,500 square feet for a two-bedroom with a den.

The property is an area of Blue Ash zoned D-1: Downtown Commercial. This means that both commercial and multi-family residential units can be developed there; It does not require any further review by the Blue Ash city council, planning commission or board of zoning appeals.

The developer said in a press release that the project will generate about $22,000 a year in real estate taxes for the city. Blue Ash currently receives only about $3,900 a year from the property. The school district will also benefit from the development and will receive more than $300,000 in tax revenue each year, as opposed to the $54,000 a year it is currently receiving. The development will create hundreds of construction jobs, as well as five to seven new full-time jobs for on-site management, maintenance and leasing personnel.

Based in Cincinnati, Hills Properties was established in 1958 as a single-family home builder. It is now a developer of residential and commercial properties, working in Cincinnati, Dayton, Indianapolis and Houston. The company also has several upscale apartment communities in Symmes Township, West Chester and Deerfield Township.
