New Student Housing Community to Rise near ASU

Legacy Partners Residential has received city approval to build a $60 million, 775-bed student housing community near the Arizona State University Campus in Tempe, Ariz. Designed by KTGY Architecture + Planning, University Village 2.0 will replace a 1960’s-era student housing complex at 936 S. Terrace Road, directly adjacent to the city’s light rail line.
“The location is University Village 2.0’s greatest amenity, being just steps away from the Arizona State Campus, a light rail station, shopping, and dining,” Ben Kasdan, KTGY’s senior designer, AIA, LEED AP. “Bikeability and walkability were priorities for the design of this community. Bicycle rooms and main points of pedestrian entry to the building are strategically located to maximize convenience, safety, and visibility from the street. As a result, the aesthetic design of the street frontage is dominated by these functions.”
University Village 2.0 will consist of a five-story building wrapped around two central courtyards and a parking garage. The community will feature 260 residences in a mix of studio, one-, two- and four-bedroom units, as well as nearly 1,800 square feet of ground-floor retail space. Amenities will include a resort-style swimming pool with beach entry, sand volleyball court, fitness center, and clubroom spaces, among others. Units will range from 445 to roughly 1,400 square feet, and will incorporate high-end finishes, stone countertops, and in-unit washer and dryer.
Legacy intends to start demolition and construction work at the site by the summer 0f 2016, with completion scheduled in time for the fall 2018 semester.
