NYC Investor Buys Self-Storage Asset in Kissimmee

Marcus & Millichap has arranged the $4.95 million sale of a self-storage property in Kissimmee, Fla.

A new owner has emerged for Airport Discount Storage, an approximately 84,000-square foot self-storage facility located in Kissimmee, Fla.

Michael Mele, senior vice president investments in Marcus & Millichap’s Tampa office and senior director of the firm’s National Self-Storage Group, had the exclusive listing to market the property on behalf of the seller, a private investor. Mele also secured and represented the buyer, an institutional operation based in New York City.

Airport Discount Storage is located at 1004 North Hoagland Blvd., less than 0.25 miles south of Highway 192, a major tourist stop near the Walt Disney Resort. This area is part of the desirable Orlando MSA, which was ranked number one in job growth in 2014.

Built in 1981, the property covers 3.15 acres and offers 474 units for a total of 84,030 net rentable square feet plus boat, R.V. and vehicle parking. Other amenities include video surveillance, electronic gate access, a fully fenced perimeter and an on-site management office.

“The buyers of this facility will be able to leverage their size and experience to greatly improve this facility,” Mele said in prepared remarks.
