AVE Aviation & Commerce Center, a mixed-use business park totaling 2.6 million square feet in Opa-Locka, Fla., has welcomed a new tenant. KSI Trading Corp., an auto parts and service supplier, has signed a 42,000-square-foot lease with landlord CPF Investment Group.

The tenant will move to the 171,000-square-foot Building “J”, bringing the asset to full occupancy. Located at 14350 NW 56th Court in the western region of Opa-Locka Airport, AVE Aviation & Commerce Center will encompass approximately 200,000 square feet of retail, 2.1 million square feet of office/warehouse space and 250,000 square feet of corporate jet hangers upon full completion.

Dynamic submarket

Cushman & Wakefield Director Matthew Bittel represented KSI Trading Corp. in the lease negotiations. The business park is home to more than 25 companies and 1,700 employees. Notable tenants include Off Lease Only, Goodyear, U.S. Postal Service, Banyan Air Services and Turbopower Rolls Royce MRO.

“Miami Lakes/Opa-Locka will continue to attract tenants that view this submarket as a smart economic play in the long term, which is evident in the continued activity of new businesses expanding in the area and, especially, at AVE,” said Ernesto Cambo, principal of CPF Investment Group, in a prepared statement.

The 178-acre AVE Aviation & Commerce Center features a wide amenity base including underground utilities, such as natural gas, curb and gutter infrastructure as well as automatic standby generators. Additionally, the property provides on-site security, rear or cross-dock loading and 120-foot truck courts.
