Retail Phase of 210-Acre South Bay Center Underway

Sudberry Properties has purchased 12.5 acres from Stratford Land for the development of Millenia Commons, a 131,800-square-foot lifestyle destination center in Chula Vista, Calif., which will be a part of the master-planned Millenia community.

Millenia Commons, a 131,800-square-foot lifestyle destination center, is in the works as part of South San Diego County’s 210-acre master-planned community Millenia. Sudberry Properties has purchased 12.5 acres from Stratford Land for the development of the project in Chula Vista, Calif., which will break ground this summer. The grand opening is anticipated for summer 2018.

Andrew Hull Stevenson Architects and GroundLevel Landscape Architecture are part of Sudberry’s development team. Located directly south of Otay Ranch Town Center bordering Birch Road, the center will benefit from maximum visibility from State Route 125. Millenia Commons will stretch on both sides of Millenia Avenue and will feature contemporary urban design with an emphasis on walkability and outdoor gathering spaces.

Flocke & Avoyer are spearheading pre-leasing efforts. Confirmed tenants include HomeGoods, Cost Plus World Market, Ross, buybuy Baby, Mattress Firm, Hurricane Grill & Wings, Papagayos Grill & Cantina, McDonald’s and Pacific Dental Services.

Millenia Commons is Millenia’s first phase of retail. Meridian Development is developing the master-planned community for property owner Stratford Land.

Designated a SANDAG Smart Growth Urban Center, the project is designed to feature 3,000 multifamily residences, 2 million square feet of Class A office space by Chesnut Properties, 1.5 million square feet of retail, a 135-key Ayres Hotel, a 309-unit mixed use community by Tramell Crow Residential and six urban parks with promenades, bike trails and plazas. Sales are underway for residences by Shea Homes San Diego and Meridian Communities.
