Richmond Office Building Trades in Sale-Leaseback Deal

Southern States Cooperative received $14.7 million for the six-story asset. The buyer selected Cushman & Wakefield | Thalhimer to handle property management and leasing services.
Brookfield Place

Thalhimer Realty Partners, Cushman & Wakefield | Thalhimer’s investment and development subsidiary, has purchased Brookfield Place, an office building in Richmond, Va. The company paid Southern States Cooperative $14.7 million for the 206,068-square-foot asset, which will continue to serve as its headquarters.

The eight-story property is located at 6606 W. Broad St., in the city’s West End neighborhood. It offers direct access to Interstate 64 and sits nearby retailers, eateries and accommodation options. According to Yardi Matrix, it was completed in 1978 and underwent renovations in 2017. Amenities include a full-service cafeteria, staffed building security and conference room.

The asset is anchored by the seller and is 70 percent occupied by a diverse roster of tenants which includes Virginia Urology, Wiley Wilson and Keener Communications. Availabilities range from 3,000 to 50,000 square feet.

The landlord has selected Cushman & Wakefield | Thalhimer’s Evan Magrill to oversee leasing for the building, while Lindsay Mujacic will handle property management services. In a recent deal, the company brokered the sale of an office park in the area.
