Ridge Completes Austin Industrial Park Development

Ridge, the industrial arm of Transwestern Development Co., has completed construction on a speculative industrial project in Southpark Commerce Center, a newly developed industrial park in Austin. Transwestern’s Luke Wheeler and Nash Frisbie are leasing the three buildings, while Ben Newell, senior vice president of Ridge led the development team.
“The project has received strong interest from a variety of businesses, and we are currently in negotiation with five potential tenants,” said Wheeler, in a prepared statement. “We look forward to continuing to work with Ridge on filling the remaining space.”
Southpark Commerce Center
The 351,171-square-foot Southpark Commerce Center V is located near Interstate 35 and State Highway 71, four miles from downtown Austin, eight miles from Austin International Airport and 75 miles from San Antonio.
Southpark Commerce Center will comprise 2.3 million square feet at final build-out. Ty Puckett and Josh Delk with Transwestern Development Co. led the development of the existing 1.6 million square feet at the park, formerly the Barkley Family Farm. The three Class A buildings are designed for multi-tenant use.
- Building I: 73,832 square feet, 24-foot clear height, 50-by-50-foot column spacing, 24 dock doors, 203 parking spaces, 47 percent pre-leased to Urban Air
- Building 2: 114,107 square feet, 155-foot depth, 28-foot clear height, 50-by-50-foot column spacing, 34 dock doors, 170 parking spaces
- Building 3: 162,232 square feet, 180-foot depth, 28-foot clear height, 50-by-45-foot column spacing, 43 dock doors, 157 parking spaces
Major tenants include AT&T, Medline Industries, Sleep Experts, Life Technologies Corp., National Circuit Assembly and the Travis Association for the Blind, which has acquired the only remaining site at the park for a 350,000-square-foot, owner-occupied facility.
