Rockefeller Group Inks 139 KSF Industrial Lease

Protempo US Ltd. has joined existing tenant Home Chef in the distribution building in San Bernardino, Calif., which is now fully occupied. 4F Capital purchased a neighboring asset last year.

Rockefeller Group has signed up a new tenant for 138,851 square feet of distribution space at the developer’s Tri-City Industrial Complex in the logistics hub of San Bernardino, Calif. Protempo US Limited, a global consumer electronics distributor, is taking up the space, which will be used for refurbishment capabilities and distribution.

The new lease covers the remaining 40 percent of the 344,249-square-foot facility, after the building’s first tenant, Home Chef, signed for 206,398 square feet in March. The cross-dock distribution facility is located at 1445 S. Tippecanoe Ave., with immediate access to Interstate 10.

Millie & Severson constructed the now-fully-leased building designed by HPA Architecture, while Thienes Engineering served as the project’s civil engineer. The property forms part of a two-building complex, alongside an 81,286-square-foot front loading facility that 4F Capital purchased last year. Rockefeller Group demolished an existing metal warehouse to build the pair of industrial buildings on a 19-acre parcel.

The project’s location gives it access to major industrial users in the San Bernardino submarket of California’s Inland Empire, one of the country’s top distribution centers. Rockefeller Group, the developer of Manhattan’s Rockefeller Center, announced that it had purchased 8.78 acres of industrial land in nearby Moreno Valley, Calif., where it will break ground on a speculative 203,944-square-foot distribution property this summer.
