Roll RE Breaks Ground on 1 MSF BTS Distribution Center in Shafter, Calif.

Roll Real Estate Development L.L.C. has broken ground at its Paramount Logistics Park on behalf of American Tire Distributors, with which the company signed a 1-million-square-foot lease at the 1,625-acre industrial park in Shafter, Calif.
The facility will occupy more than 45 acres and include 234 trailer stalls and 201 loading docks, and is slated for completion in December 2014.
ATD is the nation’s largest wholesale tire distributor and has been Roll’s existing tenant at Paramount Logistics Park in Shafter since the commercial real estate development firm acquired the land in 2011. In May 2013, as a result of the tire company’s rapid growth due to a number of new acquisitions, it initially wanted to expand from the 176,500 square feet that it currently occupies to a 350,000 square feet of build-to-suit facility, a doubling of space, according to John Balestra, president of Roll Real Estate.
“Late last year, they indicated that it was likely they would be requiring yet more space as they were evaluating making changes in their logistics and supply chain. Upon completion of an extensive analysis and consideration of numerous alternative locations across the Western U.S., it was determined that the optimum solution for American Tire Distributors were to remain at the Paramount Logistics Park in Shafter and expand operations to a 1-million-square-foot build-to-suit facility on 20 a year lease,” Balestra told Commercial Property Executive. “For an owner/developer, it just does not get any better than that.”
As a tire warehouse, the tenant requested an enhanced ESFR fire sprinkler system with K-25 heads within the build-to-suit facility, a requirement that is not typically available in speculative properties.This sprinkler system is beneficial for high-fire-hazard materials.
Presently, Roll Real Estate has more than 3 million square feet of industrial space in development at Paramount Logistics Park. In addition to American Tire’s new facility located at 5000 Capital Road in Shafter, existing tenants elsewhere include Target, Formica, The Hillman Group, Baker Hughes and Ross Dress for Less, which recently closed a 160-acre land acquisition for the development of a 1.7‑million‑square‑foot distribution center that will completed this summer. Roll Real Estate is also developing a 350,000‑square‑foot spec-building that is available for lease and will be completed in May 2014.
