Shea Nabs 7 Leases at San Diego’s Mercado del Barrio

The new leases totaling 15,600 square feet bring the occupancy of the retail section of the project to 93 percent. The $80 million development was created in 2013 to help revitalize and preserve Barrio Logan’s cultural legacy.

Shea Properties inked seven new leases totaling 15,600 square feet at Mercado del Barrio, an $80 million mixed-use development located in the heart of San Diego’s Barrio Logan. The recent additions bring the occupancy of the project’s 47,000-square-foot retail section to 93 percent. NKF is handling retail leasing efforts, while Location Matters is overseeing the restaurant space.

Diverse tenant mix

A 36,000-square-foot Northgate Market anchors the development, which also includes a 13,500-square-foot retail and restaurant building. Current tenants include Mariscos el Pulpo, Little Caesars, T-Mobile, Asia Wok, Fade Factory, Iron Fist Brewing Co., National Laundry & Dry Cleaning, Sally Beauty and Tocumbo Ice Cream & Tortas. They will be joined by:

  • Actitude Cerveceria, a gastropub and brewery;
  • Barrio Bros, a craft beer and pizza restaurant;
  • Oi Asian Fusion restaurant;
  • Partners Personnel, a staffing agency;
  • Pho Bo, a Vietnamese rice noodle soup café;
  • Taqueria Revolucion, authentic street tacos; and
  • Posh & Polished Nail Lounge.

Posh & Polished (1,014 square feet) is already opened. Partners Personnel (1,869 square feet) and OI Asian Fusion (1,183 square feet) will open in the fourth quarter of this year. Barrio Bros (2,511 square feet), Pho Bo (1,691 square feet) and Taco Revolución (2,857 square feet) are all anticipated to open early next year, while Actitude (4,475 square feet) is expected to open in the second quarter of 2018.

The asset is located in an area with a population of 108,773 within a two-mile radius and an average household income of $75,954. The development is a three-minute drive to Petco Park/San Diego Convention Center, a five-minute drive to the downtown San Diego business district and a 15-minute drive to San Diego’s Lindbergh Airport.

Preserving cultural legacy

Located under the Coronado Bridge next to Chicano Park and its 79 historic murals, just off Interstate 5, the project was designed by Safdie Rabines Architects to help revitalize and preserve Barrio Logan’s cultural legacy since its opening in 2013. California Arts Council selected Barrio Logan as one of California’s premier state-designated cultural districts. Spurlock Poirier provided project landscape design, while PCL Construction and Valley Crest served as the contractors.

“Barrio Logan is one of San Diego’s hidden gems and I think people are captivated by the local culture when they visit for the first time,” Kiril McKee, senior vice president of retail leasing for Shea Properties, told CPE. “Customers and businesses have been drawn to Mercado del Barrio because of the way we’ve integrated the restaurants, retailers and services into the community to create a unique, culturally authentic experience.” 

McKee believes that Mercado del Barrio is more than a shopping center—it’s a community hub that helps bring people together and fits perfectly within the Barrio Logan neighborhood.

The development also includes Estrella del Mercado apartments, which were developed by Chelsea Investment Corp. The 92 affordable units sit on top of ground-floor retail and restaurant spaces, with open plazas that the community frequently uses for events.

In addition to this development, Shea Properties recently teamed up with SCS Development to create At Dublin, a 76-acre Bay Area retail hub anchored by entertainment offerings and a food marketplace.
