Skanska Closes $56M Prague Office Deal

The 14,400-square-foot property is located near Andel, one of the busiest business areas in Prague, the Czech Republic. The buyer is a real estate fund managed by Triuva.

Skanska has sold Five, one of its office buildings in Prague for $56 million. The transfer of the 14,400-square-foot property is slated to take place in the fourth quarter of 2017. The buyer is a real estate fund managed by Triuva.

A “green” building

The building, one of the several office developments Skanska developed in Europe, is located near Andel, a business and shopping area in Prague 5. Having incorporated several sustainable features, Five is expected to receive LEED Platinum certification, the highest rating level. Some of the energy-efficient solutions implemented by the developer are:

  • Advanced lighting system with daylight control;
  • LED lights in all areas, resulting in energy savings;
  • Five high-tech elevators with efficiency regenerative drives and destination control systems;
  • Optimized ventilation, heating and cooling to avoid energy losses; and
  • Advanced CO2 monitoring.

The site was originally a tram depot from which only a wall was preserved. The entire area is easily accessible by public transportation via Andel’s metro and tram junction, as well as the Smichov railway station. The distance to downtown Prague can also be covered by foot.
