- Aug 04, 2017
Skanska landed its first tenant at the company’s 99M Washington, D.C., office development in the form of PYXERA Global, a company that specializes in facilitating global partnerships between the public, private and social sectors.
PYXERA will lease 17,000 square feet on the fourth floor of the Class A building currently under construction at 99 M St. SE in D.C.’s Capitol Riverfront neighborhood. The company plans on moving into the 11-story, 234,000-square-foot property in June 2018.
The building is designed to meet LEED Gold standards and will incorporate techniques to reduce water and energy consumption, including a green roof. 99M will include 220,000 square feet of office and 11,000 square feet of retail/restaurant space on the first floor, that will be occupied by Metropolitan Hospitality Group, CIRCA and Open Road. Tenants will have access to amenities such as a state-of-the-art fitness center, bicycle storage and a four-story parking garage.
“99M reflects the vitality of the Capitol Riverfront neighborhood – active, lively, connected, and purposefully engaged in building community. Businesses looking for this dynamic environment, coupled with the benefits of high sustainability, will enjoy the best of both worlds because of the exceptional amenities at 99M in this coveted D.C. location,” said Mark Carroll, executive vice president for Skanska’s development operations in the Greater Washington D.C. area, in prepared remarks. “Tenants like PYXERA are evidence of the building’s appeal and we are glad to welcome them to the neighborhood.”
Lincoln Property Co. represented Skanska and Savills Studley represented PYXERA in this lease. Other Skanska D.C. developments include 2112 Pennsylvania Ave., an 11-story, 230,000-square-foot office building and RESA at Tyber Place, a new 326-unit luxury residential apartment building.
