Skanska Sells 196 KSF Office Building in Sweden

Kungsleden acquired the 14-story STUDIO building in Malmö. The asset includes a restaurant, Sky Bar, Story Hotel, café and Black Box, a meeting and event venue.

Skanska has sold its STUDIO mixed-use office building in Malmö, Sweden, to Kungsleden, one of Sweden’s largest long-term property owners, for about SEK 1 billion, roughly $122.2 million.

The asset is located in the Universitetsholmen area, about five minutes from the Central Station in Malmö. The 196,000-square-foot STUDIO is LEED Platinum and was completed last February. Tenants include EY, Altitude Meetings, United Spaces and BIMobject. The 14-story property also features a restaurant, Story Hotel, Sky Bar, café and Black Box, a meeting and event venue.

Last month, Kungsleden announced it had acquired two newly built office properties from Skanska, also for about 1 billion SEK, in Södra Centrum in Gothenburg, Sweden. The properties, which have a total of nearly 323,000 square feet, include a parking garage. One office building was recently completed and the second one is under construction and ready for tenants by early 2019.

Skanska development plans

Recently, Skanska said it plans to invest about $72.7 million to develop Parallel, a 209,900-square-foot, 16-story office building in Oslo, Norway. It is expected to be completed in spring 2020. The development company also announced this month the investment of approximately $28.5 million in the second phase of Nowy Rynek, a mixed-use project in Poznań, Poland. The six-story, 129,000-square-foot office building will have two levels of underground parking.
