SL Green Leases 2 Full Floors at Tower 46

Shortly after inking a 24,000-square-foot lease with Puma at 609 Fifth Ave., SL Green Realty Corp. has inked two new leases at Tower 46 in Manhattan. TravelClick, a data driven solutions provider to the travel hospitality industry, has signed a 10-year lease to occupy 22,518 square feet on the building’s 27th floor. Millburn Ridgefield Corp. has signed a 10-year lease to occupy 22,523 square feet on the property’s 31st floor.

Located at 55 W. 46th St., Tower 46 comprises 347,855 square feet across 34 stories. Constructed in 2013, the building features column free floors, 14-foot slab heights, in-building parking, floor-to-ceiling windows and a tenant-only fitness center. Major tenants include Nixon Peabody, Everest Reinsurance and Comcast.

“The Midtown market continues to see strong interest in companies looking for high-quality Class A office space with easy access to public transportation. Given existing and prospective tenants’ continued preference for new construction, Tower 46 has enjoyed strong leasing velocity,” said Steve Durels, executive vice president & director of Leasing and Real Property at SL Green, in a prepared statement.

CBRE’s Jason Gorman and Laurence Briody represented TravelClick on the transaction, while Scott Gottlieb represented Millburn Ridgefield Corp. The landlord was represented by Peter Turchin, James Ackerson, Sam Seiler, Christie Harle and Cara Chayet on both leases.
