This year's largest industrial sale per square foot in Huntington Beach, Calif., is now complete. Teacher Created Materials, a local company, purchased the 38,149-square-foot building at 5482 Argosy Ave.

This year’s largest industrial sale per square foot in Huntington Beach, Calif., is now complete. Teacher Created Materials Inc., a publishing firm based in Huntington Beach, purchased the property at 5482 Argosy Ave., near Bolsa Chica St. and the 405 freeway and less than a mile from its current headquarters.

Voit Real Estate Services directed the completion of the sale, with Mike Bouma of the company’s Anaheim metro office representing the seller, H and E Graham Trust. According to Bouma, buyers are still seeking unique industrial opportunities via well-located properties offering attractive pricing and financing.

Teacher Created Materials was represented by Terry Rylski of Coldwell Banker/Campbell Realtors. Founded in Huntington Beach in 1944, it publishes educational books and materials in all curricular areas for teachers and students at a variety of grade and skill levels.

Voit, which has been in expansion mode this year, is now a 10-office commercial real estate firm that employs more than 200 people and has owned, developed and managed more than 45 million square feet worth of properties.
