[solidcore] Opens First Manhattan Location

The gym chain singled out Chelsea as its second New York location, planning to occupy more than 2,000 square feet at an Extell Development-owned asset.

Extell Development Co. has signed a 10-year, 2,105-square-foot retail lease with [solidcore] in Manhattan. The tenant opened its first New York location in Long Island last June, then in Chicago in December. The boutique gym chain plans to open its first Manhattan location by occupying space on the ground floor of a 12-story office building. 

Located at 155 W. 23rd St., the 82,563-square-foot property was completed in 1935 and underwent significant renovations in 2016, resulting in refurbished roofs, facade, building systems, windows and interiors, as well as new HVAC. The building includes a 6,300-square-foot retail component and features a 1,867-square-foot retail vacancy on the first floor and 2,400 square feet of available space in the basement.

Located in the borough’s Chelsea neighborhood, the asset is close to eateries, art galleries, accommodation options, retailers, luxury residences and lifestyle amenities. Multiple subway and bus stations provide easy and quick access throughout the area.

Newmark Knight Frank Director Harrison Abramowitz represented the landlord in the transaction. Sabre Real Estate Group‘s Jason Siano and Sean Young acted on behalf of the tenant.
