Southern Union Leases 193,000 SF in Houston

Natural gas firm Southern Union has found a new place for its headquarters to dwell. The company inked a lease on 193,000 square feet in Houston’s Galleria Tower II, located at 5051 Westheimer.
The lease increases the tower’s occupancy nearly threefold, from 32 to 91 percent. The landlord, Walton Houston Galleria Office, L.P., was represented by Chip Colvill, Michael Anderson and Win Haggard Jr. of Colvill Office Properties, Houston. Southern Union was represented by Chad Baker and Garrold Parratt of Jones Lang LaSalle, Houston.
Southern Union expects to relocate its headquarters to the new space in the fourth quarter of 2011.
According to Southern Union vice chairman, president and chief operating officer Eric Herschmann, the availability of a large block of space plus amenities such as access to the Galleria’s retail, hotels, and restaurants, was the deciding factor in choosing the location.
Galleria Tower II comprises 320,359 square feet, with 21 stories and 2.4 million square feet of retail space as well as more than 35 restaurants. The office component, which comprises 1.1 million square feet, includes Morgan Stanley, Merrill Lynch and Citicorp as tenants.
