St. John Properties Starts Work on Three Speculative Buildings at Baltimore Crossroads

Last week, St. John Properties, Inc. announced the start of construction on three new speculative buildings at the Baltimore Crossroads mixed-use business community, in the White Marsh section of Baltimore County. The properties will add approximately 89,000 square feet of space.
St. John did not reveal the cost of the project. The company is constructing two single-story office buildings at 11560 Crossroads Circle and 11570 Crossroads Circle. These facilities will offer 23,630 and 25,600 square square feet of space, respectively. The third property, a 40,080-square-foot R&D/flex office building, will be located at 11675 Crossroad Circle. It will reflect St. John’s new and upgraded R&D/flex design building prototype. All three buildings are designed to achieve LEED Gold certification.
The company said in a news release that it leased more than 100,000 square feet of commercial office and R&D/flex space at Baltimore Crossroads, in the fourth quarter of 2014, to eight separate tenants. According to Richard Williamson, Senior Vice President of Leasing for St. John, this continued leasing momentum has provided his company with the confidence to start work on new projects at the 1,200-acre business community. ”Our corporate philosophy dictates having available ready-to-move-in office inventory to respond to the dynamics of the market,” he said in a statement.
Baltimore Crossroads is designed to support more than five million square feet of commercial office, R&D/flex, warehouse, industrial and retail space, as well as a hotel and a residential component. Since 2008, St. John has constructed 17 buildings, with more than 500,000 square feet of space, at the business community.
