St. John Properties Starts Work on Two New Office Buildings at The GATE

The Government and Technology Enterprise (The GATE) project is getting ready to welcome two new single-story, Class ”A” office buildings as St. John Properties has recently started work on 6170 and 6160 Guardian Gateway. Just a few months ago, St. John broke ground on 6190 Guardian Gateway, a three-story, 75,000 square foot, Class “A” office building, expected to be finished this November.
The two buildings will comprise approximately 47,000 square feet. Both are designed to achieve LEED Silver Certification. St. John Properties expects to complete 6170 and 6160 in the first quarter of 2013. At that point, St. John Properties will have built 12 office and research and development (R&D) buildings at the Aberdeen Proving Ground within the past three years, more than 640,000 square feet in total. The Baltimore-based company also has the option to situate future buildings outside or inside the secure perimeter of APG.
St. John Properties is developing the GATE, a growing, 416-acre, state-of-the-art office and technology business park located inside Aberdeen Proving Ground, in Harford County, for lease to government sector and non-government users. The GATE has a capacity of up to 2 million square feet of office buildings, research and development flex space, and shops. Tenants include The Boeing Company, CACI, General Dynamics, L-3 Communications, Raytheon, Science Applications International Corporation (SAIC), Harris, CGI, Rockwell Collins and Telford Aviation.
A market report released by Cassidy Turley shows that the office vacancy rate in Harford County has reached 33.94% in the first quarter of 2012, as more and more office projects are delivered. The BRAC process and the growth of APG have had a positive impact on the development of the area. Despite the growing vacancy rate, appeal for tenants still remains strong.

The company owns and has developed more than 17 million square feet of office, research and development/flex, retail and warehouse space in Maryland, Colorado, Louisiana, Virginia and Wisconsin.
