State Industrial Products, one of the largest privately owned suppliers of industrial cleaning solutions in North America, announced it will move its corporate offices this fall from its longtime headquarters near Cleveland’s downtown to a modern building in Mayfield Heights, a suburb 10 miles east of the central city. State Industrial was the high bidder for the property at 5915 Landerbrook Drive in an auction held on Feb. 9 on the Auction.com Web site.

State Industrial acquired the warehouse building on Hamilton Avenue in 1944. In 1966, it broke ground on a $500,000 expansion of the plant, and it has been there ever since. Now State Industrial will sell the office building and the adjacent warehouse, which has sat empty since the company moved its warehouse operations to Hebron in 2009.

Landerbrook Place was built in 1988. The 77,664-square-foot, three-story, Class A office building is located in the Landerbrook Corporate Park and features a 50-seat amphitheater, separate men’s and women’s shower and locker rooms, and 48 underground parking spaces. It is close to Beachwood Place, Legacy Village, restaurants, hotels, post office, banks and Executive Caterers, with easy access to I-271.

The Internet auction was held on Feb. 8 and 9, and the bidding started at $1 million. State Industrial acquired it for $4.2 million, less than half the $9 million market value Cuyahoga County assigned the property for tax purposes. The purchase will be closed soon, and after the property is updated State Industrial will move 110 of its office employees to the new complex. The move will take six months to complete. The new location will better accommodate the company’s continued expansion.

State Industrial is a supplier of industrial cleaning products for commercial and institutional clients and was founded in 1911 by the Zucker family. The original name was State Chemical. In the last four years, it has acquired a dozen companies, bringing its annual sales to more than $110 million. It has 950 employees throughout the United States, Puerto Rico and Canada.
