Stiles, Shorenstein Properties Kick Off Ft. Lauderdale Mixed-Use

Stiles has broken ground on The Main Las Olas, a 2.7-acre mixed-use project taking shape in downtown Fort Lauderdale, Fla., spanning a full city block. The development team, which includes Shorenstein Properties and Broward College, has signed on the first office tenants for a total of 85,000 square feet. The Main Las Olas is slated for completion in the fall of 2020.

Bordering 201 E. Las Olas Blvd. and Southeast Third Avenue, the development is set to include a Class A, 357,000-square-foot office tower, a 341-unit apartment building, restaurants, retail venues and gathering spaces for social events. Designed by Cooper Carry, the office building will feature floor-to-ceiling vision glass on the exterior, an outdoor amenity deck on the 10th floor, fitness center, office lounge and conference facility.

“The Main Las Olas project represents the growth and transformation of the central business district on Las Olas, expanding the active core to the west of Third Avenue by creating a place where people can live, work, create, dine and entertain,” Ken Stiles, chief executive officer of Stiles, said in prepared remarks.

Focusing on efficiency

The developers are pursuing LEED Platinum certification by incorporating innovative and sustainable technology into the construction process. The first tenants on the project’s roster are law firms Akerman LLP and Berger Singerman LLP, and holding company BBX Capital.

“By working with the city, Broward College—who leased the land under the office tower to the development partnership—and our partner Shorenstein, we are able to execute a project that will serve as a singular opportunity for tenants seeking a significant presence, the newest technologies and state-of-the-art amenities to create an efficient, modern and forward-thinking workplace,” added Robert Breslau, chief development officer of Stiles.

The residential tower will feature studios and one- to three-bedroom units ranging between 600 and 1,400 square feet, equipped with gourmet kitchens, stainless steel appliances, plank flooring, quartz countertops and keyless entry. Luxury amenities will include full-time concierge service, a resort-style pool deck, yoga lawn and entertainment pavilion. Residents will have access to a rooftop terrace, indoor dog run and pet grooming spa, automated package lockers and a fitness center with live classes.

Stiles Construction is the general contractor and Stiles Realty is spearheading commercial leasing. Earlier this year, Stiles completed a $2 million renovation program at a 21-story office tower in downtown Fort Lauderdale dubbed 200 East Las Olas.

The Main Las Olas is four blocks from Brightline’s Fort Lauderdale station, while a Sun Trolley stop is in front of the office tower, providing door-to-door access to the Brightline station. Additionally, Tri-Rail Shuttle stops are located less than a block away, providing intermittent stops to downtown Miami and West Palm Beach.
