Suburban Boston Tech Campus Strengthens Tenant Roster

Westford Tech Park in Westford, Mass., welcomed seven new tech tenants, which leased 423,000 square feet of space. The Gutierrez Co. owns and manages the 10-building, master-planned research and development campus, which spreads across 92 acres along Route 110.
Juniper Networks occupies the largest space in the R&D campus, at 10 Tech Park Drive (154,000 square feet), followed by Sonus Networks’ 98,000 square feet and Johnson Controls’ 75,000 square feet at 6 Tech Park Drive. At 5 Tech Park Drive, Akamai signed a 42,000-square-foot lease, and Aspect Software signed a 30,000-square-foot lease. Both Kadant and Performance Motion Devices will move to 1 Tech Park Drive, taking up 14,500 and 10,000 square feet of space, respectively. Additionally, the property has vacant spaces ranging from 2,000 to 50,000 square feet.
Westford Tech Park encompasses 975,000 square feet of Class A space and has large windows, flexible floor plates, renovated lobbies, multiple full-service cafeterias, two fitness centers and an on-site hotel. It is also located close to major roads such as Interstate 495 and Blue Star Memorial Highway. Nearby amenities include restaurants, retailers and hotels.
Newmark Knight Frank brokered all of the lease transactions. In a similar deal, the company recently negotiated a lease renewal at Boston’s Hood Park in Cambridge, Mass.

We believe this is the ultimate testament to the market (and) the park and proves positive that well-located Class A real estate owned by a strong sponsor does outperform the market. Over the past year, we have invested significant capital to enhance the tenant experience at the park,” The Gutierrez Co. Vice President of Operations Doug Fainelli said in a prepared statement.
