Taller Buildings Coming to Libbie Mill-Midtown

The award-winning Libbie Mill-Midtown development, the largest revitalization project in the history of Henrico County, will be taller and mixed-use.
Gumenick Properties, the project’s developer, has recently received approval from the Henrico County Board of Supervisors to build a 250-foot, mixed-use building at the Midtown site. The board did not only approve the zoning revision, but also backed a related provisional use permit.
With the 2007 height restrictions out of the way, Gumenick will now be able to construct one building of up to 250 feet in height and two buildings of up to 175 feet at Libbie Mill-Midtown. The properties will be mixed-use and will include retail, offices, a hotel, parking and condos. They will be located close to the core of the almost 80-acre development. The Henrico County-based developer did not reveal when it intends to start work on the three buildings, but said that the timing of such work will depend upon market conditions. The remaining buildings to be constructed at Libbie Mill-Midtown, other than townhomes, have a height restriction of 100 feet or less.

Libbie Mill-Midtown offers an excellent location for companies and organizations desiring access to downtown Richmond, western Henrico County and major regional transportation networks. These buildings also will enjoy a superb location at the heart of the Libbie Mill-Midtown community, placing them within easy walking distance of restaurants, stores and the Libbie Mill-Midtown lake plaza area, which serves as the neighborhood’s ‘downtown’,” Shane Finnegan, vice president of Construction and Development for Gumenick, said in a statement.
Libbie Mill-Midtown will take about 10 years to complete. Once finished, it will feature up to 994 for-sale homes and 1,096 apartments, as well as approximately 160,000 square feet of retail space. The community has already attracted a lot of interest and, since the start of construction, several companies have moved in, or have announced their plans to move there. This year, Libbie Mill-Midtown has also received the Impact Award from the Richmond Real Estate Group and was named Project of the Year by the Greater Richmond Association for Commercial Real Estate.
