Atlanta–The Allen Morris Co., one of the largest real estate firms in the Southeast with a 46-year presence in Atlanta, has announced development plans for Star Metals, a $210 million mixed-use development in West Midtown. The development will consist of Star Metals Residences, a luxury multifamily residential building and Star Metals Offices, a Class A office building, both with ground floor retail, directly across the street from each other.
The multifamily component, Star Metals Residences, will feature 409 rental units with luxury amenities such as a rooftop club room and a state-of-the-art rooftop amenity deck, theater, swimming pool, community garden and greenhouse. The building will also include 16,500 square feet of ground floor retail and a restaurant.
The 12-story Star Metals Offices project will offer approximately 185,000 rentable square feet of office space, 30,000 square feet of retail on the ground floor and four levels of parking. Amenities will include landscaped outdoor terraces and a panoramic rooftop restaurant with views of the city. Office tenants will also benefit from the numerous and easily accessible amenities of West Midtown.
The Allen Morris Co. has tapped design architect Chad Oppenheim of Oppenheim Architecture to envision both uniquely designed buildings, while maintaining West Midtown’s style. Warner Summers Architecture and Interior Design was appointed to design the office building, while DWELL Design Studio and Lord Aeck Sargent will design the residences.
“Although Atlanta has always been a great place to live and work, West Midtown’s cultural center of gravity is becoming stronger and the economic and lifestyle potential is greater than ever before,” said W. Allen Morris, chairman & CEO of The Allen Morris Co.
The Star Metals Offices building at 1055 Howell Mill Road will be situated directly across the street from Star Metals Residences at 1050 Howell Mill Road, conveniently located near Georgia Tech.
JLL has been selected as exclusive leasing agent for Star Metals Offices, headed by managing director Jeff Bellamy.
Construction for Star Metals Residences and Offices is slated to begin in the third quarter of 2016 and it is scheduled for delivery in the first quarter of 2019. The development team is led by Dennis Suarez, managing director, and Nathan Hedges, director of development for AMRES Georgia, the Atlanta affiliate of The Allen Morris Co.
With 58 years of real estate industry experience, including 19 projects in the Atlanta area, Star Metals will be The Allen Morris Co.’s 83rd and 84th overall development.
