Times Square Office Tower Gets 2 New Tenants

Knotel and Poke Signature will occupy office and retail space, respectively, at the 20-story 9 Times Square, which was recently repositioned by owner American Realty Capital New York City REIT.

Retail-focused REIT American Realty Capital New York City REIT Inc. secured two new leases totaling some 27,500 square feet of space at 9 Times Square, a 20-story office asset in Midtown Manhattan. Co-working space provider Knotel signed a 10-year, three-floor lease encompassing 26,340 square feet, with a planned move by mid-2018.

Hawaiian restaurant Poke Signature will occupy 1,203 square feet of retail space on the building’s ground floor by December 2017. The 10-year lease is the landlord’s first transaction in the newly refurbished space. The leases brought the asset’s occupancy level to 70 percent.

These leases demonstrate our continued commitment to achieving our strategy of fully repositioning 9 Times Square, while adding more dynamic companies to the tenant roster,” American Realty CEO Michael Weil said in a prepared statement.

Vibrant neighborhood

The property is located at 200 W. 41st St., and comprises 167,000 square feet of office space and 15,000 square feet of divisible retail. The building also features 7,500 square feet of retail LED signage and 2,400 square feet of static signage. The asset is bounded by a variety of amenities, landmarks, entertainment and mass transit options. 

Savills Studley represented Knotel in the lease transaction, while Newark Knight Frank acted on behalf of the owner. Poke Signature’s lease was brokered by Kassin Sabbagh Realty and RKF, which marketed the property on behalf of the owner.
