Top CRE Executive Launches Pendulum Property Partners

The fully integrated real estate firm enters the industry with a 3.4 million-square-foot portfolio and a team of industry seniors.

Irvine, Calif.—Kevin Hayes, former senior vice president for Lincoln Property Co., has established Pendulum Property Partners, a fully integrated real estate firm that owns, operates, develops and manages commercial and multifamily assets. Based in Irvine, Calif., the company already has a rich portfolio, consisting in 2.8 million square feet of office, retail and industrial spaces, and more than 800 apartments in San Francisco, Los Angeles, Orange County, Hawaii and Las Vegas. Pendulum focuses on value-add investments in Southern California, primarily.

“We formed Pendulum because we believe there is a significant buying period in front of us and we want to be prepared for the opportunity. We are a small, knowledgeable group of individuals that each offer more than 15 years of institutional experience and bring senior level capabilities and an ownership mindset to the changing marketplace,” Kevin Hayes, founder & managing partner at Pendulum, said in a prepared statement.

The team at Pendulum has successfully acquired, redeveloped, repositioned and managed more than 10 million square feet of commercial real estate product in the last eight years. “Our mission is to build a best-in-class operating and investment platform in all major west coast markets in commercial and multifamily product types,” Hayes said. He is overseeing investment and asset management activities for Pendulum.

The team at the Irvine-based real estate firm also includes Brian Walker, partner and spearheading acquisitions; Courtney Parks, director of property and construction management; and Bryan Russell, senior associate of acquisitions and finance.

Pendulum services include: acquisitions and dispositions, asset management, property management, and development.
