Trammell Crow Breaks Ground on LA Business Park

The company together with Clarion Partners LLC started the construction of Phase I of The Center at Needham Ranch, located in Santa Clarita, Calif.

Trammell Crow Co. and Clarion Partners LLC have kicked off the construction of the first phase of The Center at Needham Ranch, a business park that will occupy a total of 132 acres in Santa Clarita, Calif. The first phase represents 54 acres of the entire development and will comprise a total of 869,760 square feet. Phase I is scheduled to open in the first quarter of 2019.

Located at the southern entrance of Santa Clarita, the business park will be along Sierra Highway and Freeway 14, south of Newhall Avenue, approximately one mile from the intersection of Freeway 14 and Interstate 5. The site offers access to the entire San Fernando Valley as well as to Greater Los Angeles. Phase I of The Center at Needham Ranch will feature a seven-building Class A industrial park, offering spaces from 34,270 to 209,559 square feet. Characteristics of the buildings include 30- to 36-foot interior clear heights with ESFR fire sprinklers, dock high loading, truck courts and yard areas.

“Given the scarcity of modern, highly functional industrial space in the greater Los Angeles North market, where the average industrial building is over forty years old and lacks the enhanced functional utility of today’s modern industrial facilities, The Center at Needham Ranch will give small and large space users access to a premier location with immediate proximity to the San Fernando Valley and Greater Southern California region, with over 5.3 million people within 30 miles of the site,” said John Balestra, senior vice president at Trammell Crow Co., in prepared remarks.
