Transwestern Lands Baltimore Office Management, Leasing

Laurus Corp. has selected Transwestern to oversee property management and leasing at Charles Center South, a 318,684-square-foot office high-rise in Baltimore. Previously, a Cushman & Wakefield team managed the asset and handled leasing. Laurus acquired the building for $26.1 million in early 2014 from Clark Enterprises, according to Yardi Matrix.

Transwestern’s Tom Gentner, Brian Siegel and Joe Johnston will market leasable space in the building to future tenants, with the firm’s Jen Mock overseeing property management services.

Located at 36 S. Charles St. in downtown Baltimore, the 25-story office tower is positioned one block west of Light Street and is within half a mile of Interstate 395. Both bus and Metro Subwaylink routes operate stations in the immediate vicinity of the property.

Renovated space for lease

The building houses a variety of tenants, including the U.S. Department of Justice, Baltimore Business Journal, Baltimore Development Corp. and law firm DeHay & Elliston. The vacancy rate of the property is 23 percent, per Yardi Matrix data from May.

“36 S. Charles St. is … located in one of the most recognizable intersections in Baltimore’s CBD. It offers a renovated lobby and elevator cabs, exterior plaza upgrades and superior amenity center with a tenant lounge, shared conference center featuring three conference rooms and a renovated fitness center, as well as two on-site delis—all within one block of the Inner Harbor,” said Gentner, senior vice president of Transwestern, in a prepared statement.
