TriGranit Develops 344 KSF Office Complex in Krakow, Poland

TriGranit, one of the largest fully- integrated European real estate investment, development and management companies has completed the first stage of development of Building D in the Bonarka 4 Business (B4B) complex.
B4B’s fourth office building offers more than 102,000 square feet of gross leasable Class A office space. The seven-story office building features floor plates of approximately 14,900 square feet each. Features include an 82-car below-grade parking facility, ground-level visitor’s parking, high-tech A/C, raised floors and suspended ceilings. The building’s anchor tenant is Lufthansa –leasing more than 86,000 square feet for its Global Business Services’ Airline Accounting Center. Building D’s other tenant is Pod Magnolia, a kindergarten. The new structure, just as the entire B4B complex, has enjoyed popularity, with 92 percent of Building D being going under contract six months prior to completion. Leasing for the entire B4B complex is handled by Jones Lang LaSalle.
TriGranit also announced commencing development on a previously unplanned second stage for B4B, due to local market demands. Stage two will comprise 323,000 square feet of Class A office space in three distinct towers – Buildings E, F and G, all of which are expected to attain BREEAM eco-certification at level Very Good. The second stage of B4B is being designed by local firms Biuro Rozwoju Krakowa and IMB Asymetria. Building E is slated to open in early 2015, and “already has a positive response among potential tenants,” said TriGranit Chief Development Officer Tomasz Lisiecki. “We had no doubts when starting our new investment project.”
Developed jointly by IPR and TriGranit Development Corp. subsidiary TriGranit Development Polska, stage one of TriGranit features 344,445 square feet of Class A office space in four separate office towers (A,B, C and D) ranging between 82,344 square feet and 102,000 square feet. Designed by Krakow-based Biuro Architektoniczne Artur Jasiński i Wspólnicy, the B4B complex is advantageously located on Puszkarska Street, minutes away from major transportation arteries such as the A4 highway or Krakow’s inner city artery, Bonarka Railway Station and the TriGranit-developed Bonarka City Center shopping and entertainment center. B4B’s tenants include outsourcing services provider Alexander Mann Solutions, Belgium-based financial services firm Euroclear, global nutrition company Herbalife, e-security solutions and technologies provider Cryptotech and Lux Med medical center. A 20,000-square-foot fitness center complete with swimming pool is also located onsite. B4B delivered its first office tower in mid-2011.
