Upgrades Coming to Energy Corridor Office Asset

Ziegler Cooper Architects and Trademark HITT are spearheading the five-month project, which will add a conference center and a fitness facility to the asset’s amenity base.

FCA Partners has revealed its plans to renovate a six-story, 209,000-square-foot office building in Houston’s Energy Corridor. The project is scheduled to begin this month and will add a conference center and fitness facility to the property’s amenity base, with delivery slated for March 2018.

Ziegler Cooper Architects and Trademark HITT are spearheading the five-month project. Upon completion, the new conference center will include a large meeting room capable of accommodating 100 people in an auditorium setting and an added conference room with the capacity for six to 10 people. The 2,590-square-foot fitness facility will offer weights, cardio equipment and weight machines.

Located at 1401 Enclave Parkway, the Class A building was built in 1999 and features a café, on-site management, courtyard, ample parking and is ENERGY STAR rated. JLL Executive Vice President Chrissy Wilson and Senior Vice President Russell Hodges lead leasing efforts at 1401 Enclave. In addition, JLL is also in charge of property management services.

“The design and park-like setting of 1401 Enclave has always made the property conducive to employee well-being, productivity and retention. The execution of these renovations will further support the operational excellence and positive experience of our tenants,” Wilson said in prepared remarks.

The property sits on seven acres within the Enclave Corporate Park, in the Katy Freeway West submarket. The location provides access to major thoroughfares such as Interstate 10, Westpark Tollway and Sam Houston Tollway.

Earlier this year, Skanska retained JLL as the exclusive leasing agent for its West Memorial Place development, a premier 12-acre office campus situated along Terry Hershey Park in Houston’s Energy Corridor.
