Valencia Gateway V project in Valencia, Calif., is complete and available for lease. The three state-of-the-art industrial buildings, totaling nearly 255,000 square feet, were constructed by AEW Capital Management LP and Sheridan Ebbert Development.

The properties, located at 27909, 27859 and 27811 Hancock Parkway, feature glass and concrete tilt-up structures. One of the three buildings, the 60,923 square-foot construction located at 27909 Hancock Parkway was already leased to Vision Media Management. The other two buildings—88,752 and 105,047 square feet—are still available and can be occupied immediately. The leasing agents for the project are CBRE’s Craig Peters and Doug Sonderegger.

“The buildings are ideal for manufacturing, assembly and distribution companies as well as for film and television companies,” Peters said in prepared remarks. “Gateway V is well within the thirty-mile zone with excellent I-5 freeway access and premium amenities just a few minutes away.”

Valencia Gateway V is part of a large master-planned industrial project—Valencia Gateway—serving business, technology and industry in Los Angeles County. The development also includes shopping centers and other retail options.

Dean Krieger at Savills Studley represented the tenants and CBRE’s Peters and Sonderegger worked on behalf of the landlord, AEW Capital Management LP and Sheridan Ebbert Development.
