Valent Signs New Lease in San Ramon, CA

The company’s relocation to Canyon Corporate Park represents the consolidation of its Walnut Creek and Dublin operations. NKF arranged the deal on behalf of the landlord.

Valent U.S.A, a crop protection firm, has signed a 20-year lease to occupy 96,535 square feet of research and development space at Canyon Corporate Park in San Ramon, Calif. Newmark Knight Frank represented the landlord, a joint venture of Cannae Partners and New York Life Real Estate Investors. The deal brings the facility to full occupancy.

Situated at 4600 Norris Canyon Road, Canyon Corporate Park is near Interstate 680, around 26 miles from Oakland, 35 miles from San Francisco and 38 miles from San Jose. The three-building facility was constructed in 1984 and features 8-foot interstitial space between the floors, making it suitable for R&D uses. Additionally, the property’s outdoor common area recently underwent renovation.

“Valent’s lease demonstrates the attractiveness of the San Ramon market for world-class tenants and completes our turnaround of the campus,” said Bob Basso, principal at Cannae Partners, in prepared remarks. For Valent, the relocation represents the merging of its Walnut Creek and Dublin operations.

NKF’s team included Managing Directors Dan Watson, Dave Bruzzone and Dan Dowd. The firm recently arranged a 40,500-square-foot industrial lease at 75 Metropolitan Ave. in Williamsburg, N.Y.
