Velocis, CREC Kick Off Major WPB Office Reno

The multimillion-dollar improvement program will include new lobby areas, a creative lounge and the integration of a tenant-focused wellness program dubbed Deeper Breath.

A partnership between Velocis and CREC has commenced a multimillion-dollar renovation program at One Clearlake Centre, a 221,0079-square-foot, Class A office tower in downtown West Palm Beach, Fla. The expansive refurbishment project—slated for completion in the second quarter of 2019—drew in four new tenants that will occupy a total of roughly 11,000 square feet.

Located at 250 S. Australian Ave., the 18-story property was built in 1986 and last changed hands in July 2017. One Clearlake Centre is LEED Silver-certified and features a five-story, 662-space parking garage. Improvements will include new lobby areas, corridors and bathrooms, a creative tenant lounge, conference center and gym. Additionally, CREC’s wellness program known as Deeper Breath will be integrated along with the upgrades. Deeper Breath provides tenants with stress-relieving and low-impact complimentary activities.

Upgrades boost tenant base

The new lease transactions include Rubenstein Law, which agreed to occupy 3,164 square feet, while Cunningham Law is upgrading to a 1,636-square-foot space. Global professional services firm Aon signed a 2,408-square-foot lease and Reid Burman Lebedeker will occupy 3,753 square feet.

“From the onset, One Clearlake Centre was identified for its inherent value and unique market position in the prime downtown West Palm Beach corridor, which is in the midst of a complete revitalization,” Mike Lewis, Velocis principal, said in prepared remarks.

One Clearlake Centre provides easy access to and from Interstate 95 and is within walking distance of Clematis Street, CityPlace and numerous restaurants, shopping and entertainment venues. Additionally, the TriRail and Brightline stations are only a few minutes away.
