Voit Real Estate Facilitates Inland Empire Industrial Lease

The Prologis-owned distribution center had been vacant prior to the leasing agreement.

Ontario, Calif.—The Prologis Mission Distribution Center in the Inland Empire city of Ontario was recently fully leased out to a furniture manufacturing company. Noble House Home Furnishings will use the center as its new West Coast Regional Distribution Center following the completion of a leasing agreement with landlord Prologis. Worth an estimated $27 million, the contract was handled by Voit Real Estate Senior Vice President Peter Castleton on behalf of the tenant.

Located at 3655 E. Philadelphia St. in Ontario, the Prologis Mission Distribution Center offers 741,458 square feet of industrial space. Completed from Voit Real Estate’s Anaheim office, the lease ensures Noble House Home Furnishings lower occupancy costs by roughly 38 percent, “while still maintaining its close proximity to the Ports of Los Angeles and Long Beach,” Castleton said in a prepared statement.

The Class A industrial facility also offers a 9,000-square-foot office component, as well as 88 dock high doors, ESFR sprinkler system, and 120 trailer parking stalls. Prologis Mission Distribution Center offers close proximity to the 10, 60, and 15 freeways, as well as the Ontario International Airport and UPS Hub. Noble’s new home was built in 2001, then acquired by Prologis six years later. The facility was completely unoccupied prior to the current agreement.
