Westlake Realty Completes Bay Area Office

The building totals 132,000 square feet and is the second phase of the 1 million-square-foot San Leandro Tech Campus. The first property opened in late 2016.

Westlake Realty Group has completed the second phase of its San Leandro Tech Campus, a 132,000-square-foot office building in the Bay Area. The developer had financed construction of the project with a $37 million loan from City National Bank, per Yardi Matrix data.

The first phase of the 1 million-square-foot mixed-use development opened in November 2016. Future expansions to the campus include an additional office building and a seven-story, 202-unit community.

Located at 1500 Alvarado St. in San Leandro, Calif., the development is adjacent to a BART station served by three lines, providing direct access to much of San Francisco and the wider Bay Area. The property is within 2 miles of both interstates 580 and 880 and less than 1 mile from roughly 830,000 square feet of office space.

The building rises six-stories, each with a 22,000-square-foot floor plate. Built to LEED Gold standards, the asset utilizes energy-saving features such as View Dynamic Glass and a ventilated facade. Amenities include a parking structure, secured bicycle storage and fiber-optic internet.

In January, Chocolatier Ghirardelli leased a full floor at the property. JLL’s Sam Swan, Jon Elder and Kristi Childers are marketing the remaining space. Two of the brokers are also part of the leasing team for a 334,000-square-foot Class A office project in Oakland, Calif., under construction 9 miles to the north.
